Commercial Real Estate Brokerage Services

Gainesville Regional Utilities (GRU), a multi-service utility owned by the City of Gainesville, Florida, is requesting proposals for licensed commercial real estate broker services. GRU is the fifth largest municipal electric utility in Florida and provides comprehensive utility services including electric, natural gas, water, wastewater, and telecommunications to approximately 93,000 retail and wholesale customers. The selected broker firm will serve as a single agent and provide comprehensive real estate services on an as-needed basis.

Scope of services includes: property valuation advice, portfolio organization and analysis, strategic planning for property leasing and disposal, listing services for surplus property sales, escrow oversight, lease management, property acquisition support, and property management services for leased GRU properties. The broker must be experienced in marketing, leasing, and selling commercial properties for owners with large property portfolios and must have familiarity with laws and practices applicable to public agency real estate matters.

Remuneration will be based on commission percentages for property sales/acquisitions and lease management or administration fees as a percentage of lease proceeds or flat fees. Both commission and fee structures must be included in the pricing proposal. Deliverables may include valuation reports, marketing analyses, and strategic planning documents as specified in individual task orders issued during the contract term.
