Request for Proposal for the acquisition of lease premises to be used as office and meeting space for the Cape Light Compact. The Compact is seeking a minimum of 4,000 square feet of centrally located space in either Barnstable or Yarmouth, Massachusetts. The space must accommodate normal Compact business operations including monthly Board meetings open to the general public, executive board meetings, and visitor access. Required features include: minimum five private offices for single occupants and one private office for two occupants (or space capable of renovation for these); one small conference room capable of seating 6-8 people; one large conference room capable of seating 25-37 people with capability for electronics (phone/computer jacks, conference call, video conference); kitchen/utility area with sink, countertops, refrigerator, microwave, and coffee machine space; storage space; office equipment room (preferably separate and soundproof); fully operational restroom facilities (separate men and women's preferred); high-speed internet access and phone system; heat and air-conditioning; on-site or adjacent parking for 15 cars daily and up to 35 cars one day per month; fully compliant with all town codes and regulations. The lease term is twenty (20) months commencing May 1, 2017, with one additional thirty-six (36) month option contingent upon adequate funding appropriation. Maximum monthly rent is $7,500 including all utilities (refuse removal, gas, parking, electric, water, sewer/septic charges). The Compact will provide 90 days notice if not exercising the lease option. A 2% annual escalation factor for rent may be considered. The ideal lease area must be clean and ready to occupy or capable of renovation in less than eight weeks. The premises must be available for occupancy on May 1, 2017, or capable of being renovated within eight weeks.
